Hawaii Real Estate

The real estate market in Hawaii continues to perform at or near all-time highs. March's new record of $1,150,000 median single-family home sales price has cooled a bit in April, dropping to $1,105,000. According to Honolulu Board of Realtors (HBR), the highest increase in volume for single-family homes was between the $1,000,000 to $1,399,999 price range. HBR also noted that condominium sales between $700,000 to 999,999 doubled from the previous year. This indicates a strong demand from both local buyers and increased demand from overseas.

Chad Takesue, president of the Honolulu Board of REALTORS, mentioned the following: “As interest rates rise and financing becomes costlier, we saw pending sales begin to slow and a slight dip in month-to-month median prices in April. Still, high demand and low inventory continue to drive competition and put upwards pressure on sales prices.”

As we continue to approach the major uptick in 2021's real estate revival, numbers continue to flatten when comparing 2022 to the previous year.  It's possible that we won't see another large swing in gains for median sales prices and number of sales.

Sachi Hawaii has been experiencing a steady supply of buyer showings across all listings, with a noticeable bump in high-end inquiries.

Hawaii Travel Update

Traveling to Hawaii has essentially returned to normal, where no arrival or departure screening and no proof of vaccination is needed, when traveling domestically. International travelers may need a test prior to departure, depending on their destination. Mask mandates are also gone, though some businesses are still requiring or requesting proof of vaccination or that you wear a mask.
