The Oahu real estate market reached noteworthy milestones in June 2026, characterized by two distinct narratives unfolding across the island’s housing sectors. Single-family homes surged to an all-time record median sales price, driven by strong demand and thinning inventory. Meanwhile, the condominium market shifted in favor of buyers, marked by a double-digit rise in closed sales and expanding active inventory.

Single-Family Homes Hit Historic Milestone

The median sales price for single-family homes on Oahu climbed to an unprecedented historic high of $1,242,500 in June 2026. This represents a significant 10.4% increase compared to June 2025, when the median stood at $1,125,000. This pricing growth is primarily attributed to a sharp mix-shift in high-tier transactions; specifically, sales of homes priced between $1.3 million and $1.99 million skyrocketed by 39.7% year-over-year (moving from 68 to 95 sales).

Despite the record prices, total closed sales slipped by 6.6% year-over-year to 270 transactions. This dip is largely tied to tighter supply constraints. New listings fell by 7.3% to 369 properties, while total active inventory compressed by 9.3% to 781 homes. Properties that entered the market were absorbed rapidly, matching an all-time low median of just 13 days on the market—down significantly from the 24 days recorded a year ago. Sellers retained a highly competitive edge, securing a median of 100% of their original asking price, with a third (33%) of all single-family homes closing above list price.

Condominium Sales Activity Surges

In contrast to the single-family segment, Oahu’s condominium sector experienced a robust expansion in transaction volume. Closed condo sales jumped 10.9% year-over-year, rising to 397 transactions from 358 in June 2025. The most pronounced growth occurred within the mid-to-high price brackets, with properties priced between $500,000 and $599,999 seeing a 56.3% increase in activity, and the $800,000 to $999,999 tier nearly doubling with a 93.8% surge.

The median sales price for condominiums continued its steady upward trajectory, climbing 3.5% year-over-year to $528,000. Condo inventory conditions also proved to be increasingly favorable for buyers, as a 10.3% influx of new listings (740 properties) pushed the total active inventory into a stable holding pattern. The market maintained a healthy 7.0 months of inventory supply. Condos spent a median of 40 days on the market, matching the exact pace of June 2025. Buyers negotiated slightly more room at the closing table, with sellers receiving a median of 96.8% of their original list price, though the share of condos closing above asking price ticked up slightly to 13%.
