Hawaii Real Estate Market Update: July 2026

Oahu’s single-family home market experienced a major surge in July, with closed sales climbing 20.5% year-over-year to 300 transactions and the median sales price rising 13.9% to $1,224,500. The median price elevation was largely propelled by a significant spike in high-tier activity, as sales between $1.3 million and $2 million jumped 76.9% to 92 deals, while sales at or above $2 million soared 83.3% to 44 deals. Despite the heavy momentum at the top end, broader market activity remained steady, with 98 single-family homes—representing one-third of the month’s total sales—closing under $1 million.

“The sharp increase in the median price reflects a pronounced shift toward upper-tier purchasing rather than uniform price escalation across all neighborhoods,” noted Moe Matsuda, Principal Broker of Sachi Hawaii. “With sales over $1.3 million nearly doubling, that upper-end volume naturally pulled the overall median upward. However, healthy demand persists across every price tier, as evidenced by a third of single-family homes closing under $1 million and robust activity among entry-level buyers.”

The condominium market also posted gains in July, with transactions expanding 6.9% year-over-year to 416 sales and the median price rising 3.0% to $504,500, where nearly half of all condo sales closed under $500,000. Properties across both sectors moved noticeably faster than last year, as median days on market dropped to 14 days for single-family homes and 38 days for condos. Sellers enjoyed strong bargaining power, with single-family homes fetching a median of 100% of their original asking price—and 33% selling above list price—while condo sellers captured 96.6% of original asking.

Seller activity picked up with new listings rising 3.0% for single-family homes and 9.3% for condos, though total active single-family inventory tightened 5.9% to 802 units. Against a backdrop of 30-year fixed mortgage rates averaging 6.66% at month’s end, Matsuda emphasized that opportunity remains strong for buyers who are well-prepared. “With more than 1,200 properties sold at or below $500,000 year-to-date on O‘ahu, buyers who know what they qualify for and leverage expert advice can still find significant value in today’s market,” Matsuda added.
