Hawaii Real Estate Market Update: August 2026
Oahu’s single-family home market demonstrated notable strength in August 2026, characterized by rising prices, steady demand, and faster transaction times. The median sales price for single-family homes climbed 12.2% year-over-year to $1,240,000—up from $1,105,169 in August 2025—propelled significantly by a 74.1% surge in transactions within the $1.3 million to $1.499 million price segment. Closed sales edged up 1.9% to 264 properties, while inventory held firm at 794 active listings. Well-positioned homes continued to attract motivated buyers, with the median days on market dropping to 17 days—five days quicker than the same period last year.
In contrast, the condominium and townhome sector experienced a moderate easing in sales activity and price, paired with an expansion in available inventory. Condo sales dipped 6.6% year-over-year to 365 transactions, while the median sales price settled at $510,000, representing a 1.0% decline from $515,152 in August 2025. Active condo listings rose 4.1% to 2,512, affording prospective buyers a broader selection and greater negotiating leverage. Despite increased competition among sellers, well-priced units continued to find buyers efficiently, resulting in a median market time of 37 days—an 11-day improvement over August 2025’s 48-day benchmark.

“We are observing a nuanced divergence across Oahu’s residential sectors,” said Moe Matsuda, Principal Broker of Sachi Hawaii. “Single-family properties, particularly in the mid-to-luxury brackets, remain resilient with tight supply driving swift transactions. Meanwhile, condo buyers are taking a much more measured, value-conscious approach. Today’s purchasers are scrutinizing the full scope of ownership costs—including maintenance fees, building reserves, and insurance premiums. Sellers who present strong building financial health and set realistic pricing from the outset are consistently the ones achieving optimal results in this market.”
Affordability and entry-level options continued to represent a vital portion of the island’s overall transaction volume. During the first eight months of 2026, more than 1,300 Oahu properties priced at $500,000 or below changed hands, bolstered by 183 sales in August that pushed the year-to-date total to 1,397. By the end of the month, 1,232 active listings remained available in this price tier. Island-wide, year-to-date figures reflect this steady baseline demand: 33% of all single-family homes sold under $1 million, while 47% of condominiums closed below the $500,000 threshold.
